Preliminary Assessment (Environmental Resources)

An assessment of the natural resources of a site by our environmental scientists, GIS specialists, and engineers is an important preliminary step. The evaluation of constraints produces optimum utilization of land resources on a site-specific basis and is essential to the development of a site master plan.

Subdivision and Zoning Review / Due Diligence & Phase I ESA

Due Diligence

Our staff will help you from the earliest stages of due diligence with Phase I environmental site assessments (ESA) and site analyses, through the review of applicable subdivision and land development zoning codes. We can also assist with a wide range of environmental assessments including wetland delineations, forest stand delineations, and rare species habitat assessments.

Phase I ESA

A Phase I ESA identifies recognized environmental conditions and is completed in accordance with the current American Society of Testing and Materials International (ASTM) E1527-13. It is generally performed when a property changes ownership, is used for collateral, or is undergoing refinancing. Before time runs out on your due diligence, our environmental professionals will work with you to meet your time frame and the lender’s requirements.

Conceptual Site Plans

After we meet with you and have obtained the appropriate preliminary site information, our civil engineers will create schematic design plans for you to review. Once conceptual site plans are approved, the design team can move into the design development phase.
